Introduction

Are you a first-time homebuyer and thinking about buying a condo vs house in Prince George’s County?  If you are, you’re probably wondering: Should I buy a house or a condo?

This is a common question I get asked a lot, and with rising home prices and changing lifestyles, the answer isn’t always simple. In fact, recent reports show that nearly 40% of first-time buyers across the U.S. are choosing condos over houses—but is that the right choice for you here in Maryland?

In this blog, I’ll walk you through the key differences, challenges, and benefits of buying a condo versus a single-family home as a first-time buyer in Prince George’s County.

Condo vs House: The Challenge – Making the Right Choice as a First-Time Buyer

Condo vs House

Buying your first home is a big deal. It’s probably one of the biggest decisions you’ll make in your life. Think of it this way…you’re not just choosing a place to live—you’re making a long-term investment in your future. For buyers in Prince George’s County, the decision often comes down to two options:

  • A house with more space and privacy but more upkeep.
  • A condo with lower maintenance and built-in amenities but shared walls and condo fees.

Here are a few things to consider:

  • Budget & up-front costs: Down payments, closing costs, home inspection fees, appraisal fees, application fees and monthly expenses.
  • Lifestyle & maintenance: Do you want a yard and more independence, or convenience and less responsibility?
  • Location & accessibility: Condos often offer better access to metro stations, restaurants, and shopping, while houses may offer more quiet and space.

Condo vs House: Pros, Cons, and What to Consider

Let’s break it down:

Buying a House

Pros:

  • More square footage and outdoor space

  • Greater privacy

  • More control over upgrades and modifications

  • Typically better long-term appreciation

Cons:

  • Higher maintenance responsibilities

  • May be farther from city centers or public transportation

  • Usually, higher upfront and ongoing costs

Buying a Condo

Pros:

  • Lower maintenance (condo fees handle exterior work)

  • Access to amenities like pools, fitness center, tennis courts and clubhouses

  • Often more affordable in terms of initial purchase price

  • Great for busy professionals, singles, or small families

Cons:

  • Condo fees can add up and they can increase if the budge is short

  • Limited control over exterior or shared spaces

  • Potential resale limitations if the condo market softens

Real-World Insight – Condo vs House

Here’s what’s happening locally:

In Greenbelt and Hyattsville, condos near metro stations and shopping centers are in high demand among first-time buyers looking for convenience.

Meanwhile, first-time buyers in Bowie and Upper Marlboro are leaning toward townhomes and single-family houses for more space and long-term potential.

One of my clients, a young couple, initially searched for a condo in Laurel.  After comparing the Condo fees and long-term equity growth, they decided on a townhome in Bowie.  The extra money they would have paid in condo fees allowed them to qualify for a higher mortgage approval, and they couldn’t be happier with their decision.

Which One Is Right for You?

The choice between a house and a condo comes down to your lifestyle, financial goals, and long-term plans. If you want space and room to grow, a house might be worth the extra maintenance. If convenience and affordability are your top priorities, a condo might be your best fit.

Either way, having the right real estate professional on your side makes all the difference.  They can help you find the right property, calculate the expenses, guide your through the entire process and more.
